Alviera township to create 5,000 new jobs in initial development

Ayala Land, Inc. (ALI), in partnership with Leonio Land, has launched Alviera, a 1,100-hectare masterplanned community that will generate as much as 5,000 new jobs as it begins its first phase of development. The property is envisioned to catapult Porac as the new growth center of Central Luzon and a major hub for commercial and business activity with its strategic location and seamless accessibility via NLEX and SCTEX.

Alviera is just 5 minutes away from Clark Airport, 45 minutes from Subic Freeport and 20 minutes from Angeles City and San Fernando City.  Alviera is also just 1.5 hours away from Quezon City.

Phase one of the development will include a PEZA-registered industrial park, two universities, residential communities and a country club. Phase one investment is estimated at P8 billion for ALI and its partners over three years.

Alviera is expected to create a community with about 20,000 office and industrial workers, 65,000 residents, and 20,000 students over the next 20 years of development.

The Alviera Industrial Park will cover 30-hectares right at the entrance of the development. It will offer locators the opportunity to purchase, and not just lease, industrial lots. Standard factory buildings (SFBs) will also be available for lease.

“Local businesses with products for export have already expressed interest in locating to the Alviera Industrial Park. We hope to attract international manufacturers in light industries as well, perhaps from Korea and Taiwan,” said Rowena Tomeldan, ALI Vice President and head of the Commercial Business Group.

All three ALI residential brands:  Ayala Land Premier, Alveo Land, and Avida Land will develop residential communities catering to a wide ranging market. Ayala Land Premier is set to create another Forbes Park with average lot cuts at 800 sqm. Young families might prefer Alveo Land units beside a Manila-based school. Avida Land will offer affordable house and lot packages. Over 1,500 residential units will rise in Alviera Phase 1.
The Alviera Country Club will be built in a highly elevated area about 6 hectares in size, with swimming pools, sports facilities, spa and sauna, function halls and restaurants. It will offer great views of the Porac Mountain Range and the future Alviera Town Center. The country club is envisioned to gather the whole Alviera community together.

Holy Angel University (HAU) and Miriam College (MC) will be the first educational institutions in Alviera. HAU, Pampanga’s largest university and known for its business and engineering programs, will offer the same quality programs in Alviera while Miriam College, a progressive school which has campuses in Quezon City and NUVALI, will be exploring new learning systems in the creative fields. Both HAU and MC will offer programs for grade school, high school, and college in sprawling campuses.

There will also be a mall, office buildings, hotel, hospital, transport terminal, and parks later in the development.

“We are known for large-scale, masterplanned, mixed-use and sustainable communities that become thriving economic centers in their respective regions. These growth centers serve as platforms for Ayala Land’s various product offerings, integrating into thriving communities that generate value over time,” said ALI Vice President and head of Strategic Landbank Management Group Meean Dy.

ALI has established many northern developments including world-class malls TriNoma and Fairview Terraces, MarQuee Mall in Angeles, Pampanga, and Harbor Point in the Subic Bay Freeport Zone. Residential communities such as MarQuee Place and MarQuee Residences, condo living in Vertis North, and Altaraza in San Jose del Monte, Bulacan all point to ALI’s vision of northern growth.

With Alviera, its first large-scale estate development in the region, ALI and Leonio Land, will bring an enhanced quality of living for even more people in the region.

Ayala Land to develop 'green' township in Pampanga

MANILA -- Residents of Pampanga are in for a new experience, as property giant Ayala Land Inc. (ALI) launched its newest development in Central Luzon.

The new estate, Alviera, is envisioned as the growth center of the region, transforming Porac, Pampanga from a barren land to the business, leisure, institutional, residential and recreational hub of Central Luzon.

What makes Alviera different from other developments is Ayala's conscious effort to work with nature, and to build their facilities based on the shape and features of the land.

"We see it as urban living, embraced by nature as we are building around the area's scenic natural terrain. Nature plays a strong part of the Alviera experience. Alviera is envisioned to be the growth center of Central Luzon," said Meean Dy, Strategic Landbank Management Group Head, and Vice President of Ayala Land.

The property is easily accessible from North Luzon Expressway (NLEx), Subic-Clark-Tarlac Expressway (SCTEX), and Tarlac-Pangasinan-La Union Expressway (TPLEX), and is near Clar Airport and Subic Freeport. It is also located near other developments in Angeles, San Fernando and Tarlac City.

Alviera will carry three Ayala residential brands, Avida, Alveo and Ayala Land Premier, which will cater to different markets.

The first phase of the development will focus on the residential communities, university zones, business and industrial park, outdoor recreational attractions, and a country club.

Ayala has also allotted 20 hectares of the 1,100-hectare property for educational institutions. Pampanga-based Holy Angel University (HAU) will become the first educational institution in Alviera, that will serve all educational levels.

Aside from HAU, Miriam College will also build a branch in Alviera, which will also cater to all educational levels.

The property will also be home to an industrial park, retails centers, as well as several recreational centers, including its adventure park, Sandbox, which was opened to the public in April.

Ayala is also coordinating with the local tourism office to boost local tourism by offering recreational activities outside of the property, like trekking to Miyamit Falls, and water activities on the Pasig-Potrero River.

One of the principal destination in Alviera that will soon be available to Porac leisure visitors is the Alviera Country Club. Set in a 6-hectare area, the country club will feature world-class facilities for sports and leisure.

It will also boast of breathtaking mountain views, as well as restaurants, a spa, and an events center.

According to Dy, they envision the country club as a place where residents can interact with each other. It can be a venue for weddings or birthdays, or just a space for people to relax and socialize.

According to architect Andy Locsin, they designed the country club based on what the land offered them, working with the terrain instead of working against it.

The country club is set to be operational by 2016, along with the completion of the first phase of development. Alviera is expected to be fully operational by 2022.

ALI sees Alviera Pampanga generating P15B in revenue

AYALA LAND, Inc. (ALI) and Leonio Land Holdings, Inc. are looking at P15 billion in potential revenue from the first phase of the Alviera project in Porac, Pampanga -- Ayala Land’s largest mixed-use community in Central Luzon.

The 207-hectare phase one, which will be launched on Thursday, entails P8 billion in investment and will house the Alviera Industrial Park, three residential communities, two educational institutions, and the Alviera Country Club.

The funds will be sourced from a combination of internal cash generated by the proceeds of Alviera sales, as well as debt, Ayala Land President Bernard Vincent O. Dy said at a briefing on Tuesday at the Holiday Inn and Suites Makati.

Profit sharing between Ayala Land and Leonio Land is 55% and 45%, respectively, while the project will be undertaken by Ayala Land subsidiary Nuevocentro, Inc.

The 30-hectare industrial park, accredited by the Philippine Economic Zone Authority, will cater to non-polluting light industries and include standard factory buildings in customizable sizes for lease. The park is expected to generate 5,000 jobs.

“These lots are differentiated from most other industrial zones by the fact that locators are not limited to leasing the lots. They can own them.

We will give preference to buyers with immediate development plans to help create job opportunities in the near future,” Anna Ma. Margarita B. Dy, Ayala Land’s vice-president and head of Strategic Landbank Management Group, said during the briefing.

Local manufacturers with export products have already shown interest, as well as Chinese, South Korean and Taiwanese manufacturers, according to Rowena M. Tomeldan, Ayala Land’s vice-president and head of Operations and Support Services Commercial Business Group.

The residential segment will house three Ayala Land brands: Ayala Land Premier, which will “create a new Forbes park in Pampanga”; Alveo Land, which will cater to mobile young families; and Avida Land, which will provide “highly affordable” house and lot packages.

The houses will cost P10,000-P15,000 per square meter (sq.m.) and have a floor size ranging from 150-1,000 sq.m.

More than 1,500 residential units will be developed for the first phase and will be for sale between October and November this year, the company said.

The development will also house Holy Angel University and Miriam College, while the six-hectare Alviera Country Club will start selling shares by October and will be operational by 2016.

Development of the second phase is scheduled for between 2017 and 2022. Its components include retail and commercial spaces, hospitals and hotels, among others.

“The development will house a full range of Ayala Land’s products,” Mr. Dy said.

In total, the 1,100-hectare Alviera project is expected to have 65,000 residents, 20,000 office and industrial workers, and 20,000 students.

Asked about an ongoing land dispute with Porac farmers, the company said it ensured that the land is not suitable for agriculture before proceeding with the project.

“The parcels of land have CARP (Comprehensive Agrarian Reform Program) exemption orders from the DAR (Department of Agrarian Reform), which was upheld with finality -- also by the DAR. Before we embarked on this project, we undertook due diligence to really understand whether the property is developable,” Ms. Dy said.

Ayala Land’s first-half net profit rose 25% to P7.1 billion, while revenue increased 26% to P46.2 billion.

On Tuesday, Ayala Land closed at P33.30, up 60 centavos or 1.83%. -- Daphne J. Magturo
